Homes in Anchorage

Old foundations, large lots and water that travels a long way

Anchorage is a city of big, wooded lots: century-old homes with stone and brick foundations along Evergreen Road and the historic district, alongside large newer homes on multi-acre lots. Mature trees, long driveways and big lawns mean surface water has a lot of room to collect before it arrives at the house, and the older foundations were never waterproofed at all.

Under the lawn is the same heavy clay and limestone found across Louisville. Clay is slow to drain, so a foundation sits against wet soil for days after a hard rain, while water travels unseen through the rock below. Houses like these tend to show seepage through old stone and brick basement walls, crawl spaces under additions that were never sealed, and long-lot drainage problems where the whole yard slopes toward the house. Interior drainage handles the old basements; French drains and buried downspouts fix the yard; encapsulation takes care of the crawl spaces.

Questions

What Anchorage homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

Can you waterproof a stone or brick foundation from the 1800s?

Yes. Old rubble and brick walls cannot be sealed from inside like poured concrete, so we manage the water with a wall membrane and interior drainage that keeps the room dry while the wall does what old walls do.

Our whole yard drains toward the house. What can be done?

An intercept French drain on the uphill side, regrading near the house and buried downspouts usually solve it. We design the drainage as one system.

Do you protect the trees and landscaping?

We plan trenching around mature trees and put lawns and beds back. Where excavation is needed, we tell you exactly where.
