Homes in Jeffersonville

A river floodplain, a floodwall, and a water table that rises every spring

Jeffersonville is protected from the Ohio by its floodwall, but the ground behind the wall is still floodplain: flat, silty and saturated whenever the river is high. The old neighborhoods near the river, Rose Hill and the streets around Spring Street, have brick homes from the 1800s and early 1900s on cellars; the mid-century neighborhoods farther out are ranches on crawl spaces and slabs; and the subdivisions along Highway 62 and toward Charlestown are new.

Near the Ohio the water table rises and falls with the river. Basements and crawl spaces that are fine in August can have standing water in March, and a sump has to be sized for the spring, not the summer. The common problems are cellars and basements that seep from the floor in spring, sumps that run for weeks, and crawl spaces that never dry out. Interior drainage with a properly sized sump and a battery backup is the usual fix for those basements; encapsulation with a dehumidifier for the crawl spaces.

Questions

What Jeffersonville homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

Do you work in Indiana?

Yes. Jeffersonville, New Albany, Clarksville, Sellersburg, Corydon and the Clark, Floyd and Harrison County areas are inside our service area, and estimates are free on both sides of the river.

My sump pump runs constantly when the river is up. Is that normal?

It is doing its job, but a pump that never rests wears out and one power cut floods the basement. A second pump, a battery backup and a checked discharge line are the answer.

Can you waterproof an old brick cellar in Rose Hill?

Yes. Old brick cannot be sealed from inside; we manage the water with a membrane and an interior drain to a sump so the room stays dry while the wall does what old walls do.
