Basement waterproofing and crawl space repair in Bardstown, KY

Kentucky's second-oldest city: brick and stone homes from the 1790s onward with cellars that have seeped for two centuries, mid-century neighborhoods on crawl spaces, and new subdivisions on the edges. Bardstown foundations span every era we work on.

Homes in Bardstown

Two-hundred-year-old cellars, mid-century crawl spaces, and everything since

The historic district spreads out from the courthouse square, and the homes there sit on limestone and brick foundations with cellars that were built for storage, not living. Beech Fork and Town Creek drain the town. Out from the center are the ranches of the 1950s to 70s on vented crawl spaces and the newer neighborhoods along US 31E and the Bluegrass Parkway.

The soil here is heavy clay, like most of the ground around Louisville. Clay drains slowly, so it holds water against a foundation for days after a storm. In Bardstown the common problems are seepage and salt deposits on old cellar walls, sagging floors over crawl spaces where damp has softened joists and sills, and the usual wet vented crawl spaces under mid-century houses. Interior drainage and membranes for the cellars, joist and sill repair with proper support where the wood has gone, and encapsulation for the crawl spaces.

Questions

What Bardstown homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

My floors are sagging over the crawl space. Can that be fixed without lifting the house?

Usually, yes. Damp-damaged joists, sills and subfloor are replaced or sistered and properly supported. That is carpentry we do; foundation lifting and underpinning are not.

Can a stone cellar from the 1800s actually be dry?

Dry enough to use, yes. We manage the water with a wall membrane and an interior drain to a sump rather than trying to seal stone that was never sealed.
