Homes in Prospect

Big houses, steep lots, high water tables and finished basements

Prospect straddles the Jefferson and Oldham county line along US 42, with neighborhoods like Hunting Creek, Glen Oaks and the estates off River Road built on ground that falls toward Harrods Creek and the Ohio. Many homes have large walkout basements that were finished as living space, which raises the stakes when water shows up.

Clay over limestone is the rule across Jefferson County. The clay holds water against basement walls and crawl space foundations well after a storm passes, and the limestone moves groundwater along channels you cannot see. Near the river the water table rises in spring, and on the hillsides everything drains toward the house at the bottom of the slope. The result is water on buried walls, sumps running constantly, and crawl spaces under older river-road homes that stay wet. Interior drainage with a properly sized, backed-up sump is the usual fix; exterior work when the buried wall itself needs it.

Questions

What Prospect homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

My Prospect sump pump runs constantly in spring. Is that normal?

It means the water table is high and the pump is doing its job, but a pump that never rests wears out fast and one power cut floods the basement. A second pump, a battery backup and checking the discharge line are the answers.

Can you protect a fully finished basement?

Yes. We open the minimum needed at the perimeter, protect the finishes, and restore what we remove where possible. The estimate spells out exactly what is involved.

Do you cover the Oldham County side of Prospect?

Yes. Prospect, Goshen, Crestwood and La Grange are all inside our service area.
