Crawl space encapsulation and basement waterproofing in Lyndon, KY

Mid-century ranches on crawl spaces along LaGrange Road, modest lots, and Beargrass Creek not far away. Lyndon is crawl space country, and encapsulation is the work most of these houses need.

Homes in Lyndon

1950s and 60s ranches, vented crawl spaces and damp summers

Lyndon was built out mostly in the 1950s and 60s: brick ranches and split-levels off LaGrange Road, Whipps Mill Road and Westport Road, the majority on vented crawl spaces with fiberglass batts between the joists. Sixty years later those crawl spaces are where the musty smell, the cupping hardwood and the fallen insulation come from.

Louisville sits on heavy clay over limestone. The clay holds water against foundations for days after a storm, and the limestone underneath is riddled with channels that move groundwater in ways nobody can see from the surface. The Middle Fork of Beargrass Creek runs along Lyndon's edge and the neighborhoods near it have a high water table. The usual fix here is reconditioning and encapsulation: remove the ruined insulation, treat the mold, drain the space if it takes on water, seal it with a reinforced liner and control the air with a dehumidifier. The split-levels with partial basements get interior drainage and a sump.

Got under my house with no problem. Had some leakage I was concerned about, took care of it with lightning speed and the cost was way less than I expected!

Absolutely a terrific job and work ethic. On time, called ahead the day before to confirm the appointment. Definitely goes above and beyond. Highly recommend.

Questions

What Lyndon homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

My Lyndon ranch has a musty smell every summer. Is it the crawl space?

Almost always. Warm humid air comes in through the vents, condenses under the house, and the smell rises through the floor. An encapsulated, dehumidified crawl space fixes it.

Should I just replace the insulation?

Not on its own. New insulation in a damp crawl space is wet insulation in a year. Fix the moisture first, then insulate as part of the same job.

How long does an encapsulation take on a typical Lyndon ranch?

One to two days for most, longer if there is drainage or repair work first.
