Older crawl spaces on low ground, and the insulation that has been hanging for decades

Hillview, Maryville and Zoneton were built out in the decades after the war along Preston Highway and I-65, brick ranches and split-levels on vented crawl spaces with fiberglass batts between the joists. The ground is flat and low, draining slowly toward Pond Creek, so the crawl spaces stay damp and the batts have long since soaked, sagged and fallen.

Clay soil is common across this area, and clay is slow to give up water. It stays wet against basement walls and crawl space foundations long after the rain stops. A Hillview crawl space of that age usually needs a reconditioning: haul out the ruined insulation and debris, treat the mold, fix the drainage, lay a proper vapor barrier or a full liner, and re-insulate. On the lower lots we add a crawl space drain and sump first. Basements are less common here, but the ones that exist get the same interior drainage treatment as anywhere else.
