Basement waterproofing and crawl space repair in New Albany, IN

Mansion Row and a hundred blocks of 1800s and early-1900s homes on stone cellars, the Knobs rising behind town with their springs and seeps, and Silver Creek and Falling Run draining through. New Albany is old-house waterproofing.

Homes in New Albany

Stone cellars, hillside springs and a floodwall between the town and the river

New Albany has a deep stock of nineteenth-century housing: the mansions along Main Street, the shotguns and cottages of the east and west ends, and the 1920s and 30s bungalows toward Silver Hills, nearly all on stone, brick or early block foundations with cellars. Behind the town the Knobs rise steeply, and the hillside neighborhoods deal with springs and seeps that never stop.

Near the Ohio the water table rises and falls with the river. Basements and crawl spaces that are fine in August can have standing water in March, and a sump has to be sized for the spring, not the summer. In New Albany we line and drain old cellars that seep every spring, capture hillside water before it reaches the foundation, and encapsulate crawl spaces under the bungalows and additions. Exterior waterproofing where an old wall is failing and the yard allows it; interior drainage and membranes for the rest.

Questions

What New Albany homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

Can you make a stone cellar in New Albany usable?

Yes. We do not try to seal the stone. A wall membrane and an interior drain to a sealed sump keep the room dry while the wall breathes as it always has.

We get water from the hill behind the house every time it rains. What is the fix?

An intercept French drain on the uphill side to catch the water before it reaches the foundation, buried downspouts, and interior drainage along the wall that takes the load.
