Crawl space encapsulation and waterproofing in Simpsonville, KY

Mostly newer construction around the I-64 exit: subdivisions on crawl spaces and slabs, on clay that drains slowly toward Bullskin Creek. Simpsonville crawl spaces are young and already damp.

Homes in Simpsonville

New subdivisions, vented crawl spaces and builder drainage that stops at the foundation

Simpsonville more than doubled, from about 1,300 residents in the 2000 census to nearly 3,000 in 2020, and much of that growth is newer construction along US 60 and around the interstate: two-stories and ranches on vented crawl spaces, some slabs, on lots graded quickly and downspouts left to dump beside the foundation. It is the same story as Mount Washington on the other side of the county line.

Clay soil is common across this area, and clay is slow to give up water. It stays wet against basement walls and crawl space foundations long after the rain stops. For a Simpsonville house that means encapsulating a crawl space that was never properly sealed, replacing insulation that soaked within a few years, and burying the downspouts so the roof water goes somewhere other than under the house. Dehumidifiers finish the job.

Zach’s crew of “good old country boys,” as he described them, waterproofed our basement December 1st and 3rd because we had a big-for-Kentucky snow, and the guys couldn’t make it to Shelbyville on the 2nd. From the website, we could tell they mainly…

Questions

What Simpsonville homeowners ask

Still have a question? Call the office, Monday to Saturday, 9:00 AM to 5:00 PM.

Should a new house need crawl space work?

It should not, but many do. A vented crawl space with a thin builder vapor barrier is not designed to stay dry through a humid Kentucky summer. Sealing it properly is an upgrade the original build usually did not include.

What does a dehumidifier do that the vents do not?

Vents let humid summer air in, where it condenses on the cool wood and ducts. A sealed space with a dehumidifier removes the moisture instead of inviting it.
